Job Summary: 

The Superintendent will be responsible for common area apartment repairs in the scope of plumbing, electrical, and carpentry. The Superintendent will handle all aspects of the property’s maintenance, interior and exterior building inspections, and preventive maintenance. Customer service is a priority and attention to detail are critical skills to ensure the satisfaction of our tenants. 

Duties and Responsibilities: 

• Efficiently complete all daily work orders. 

• Communicate any delays in completing a work order with the supervisor in management office 

• Maintain accurate records for preventative maintenance-building mechanicals, service requests and apartment turn-over status. 

• Respond to after-hours on-all emergencies. 

• Stay current on all applicable building codes and safety standards. 

• Maintain trash.

• Asist in the proper cleaning of snow during a snow event. 

• Any other duties as assigned.

Education and Experience: 

• Minimum high school education or equivalent 

• Experience in multifamily maintenance and experience involving public contract preferred • Valid driver’s license and current vehicle insurance 

• Required use of personal automobile for local job-related travel and pick-up, or ability to drive pickup truck and/or van 

• Formal training or experience in the following areas preferred: carpentry, light plumbing work; light electrical work; painting, refurbishing and Authority’s “Maintenance Test” 

• Willingness to pitch in and work in areas other than repairs and maintenance, i.e. janitorial, custodial, gardening, painting, etc. 

• Physical aspects of the job may require heavy lifting, bending kneeling, stooping, climbing balancing, and carrying 

• Demonstrate a neat, clean, and professional appearance

Required Knowledge and skills: 

• Basic knowledge of plumbing, electrical, carpentry, appliance maintenance, and boilers • Customer service 

• Professional, courteous, and friendly demeanor 

• Team-player 

• Must have a clean driving record and personal, reliable transportation for on-call emergencies

• Physical elements of the job may require heavy lifting, bending, pushing, kneeling, stooping, climbing, balancing, and carrying
