Job Summary:
The Superintendent will be responsible for common area apartment repairs in the areas of plumbing, electrical, and carpentry. This role involves handling all aspects of the property’s maintenance, conducting interior and exterior building inspections, and performing preventive maintenance. Customer service is a priority, and attention to detail is critical to ensure tenant satisfaction.
Duties and Responsibilities:
- Efficiently complete all daily work orders.
- Communicate any delays in completing a work order with the supervisor in the management office.
- Maintain accurate records for preventive maintenance, building mechanicals, service requests, and apartment turnover status.
- Respond to after-hours on-call emergencies.
- Stay current on all applicable building codes and safety standards.
- Maintain cleanliness of trash areas.
- Assist in the proper clearing of snow during snow events.
- Perform any other duties as assigned.
Required Qualifications :
Education and Experience:
- Minimum high school education or equivalent.
- Experience in multifamily maintenance and public contract work preferred.
- Valid driver’s license and current vehicle insurance.
- Required use of a personal automobile for local job-related travel and pickups, or ability to drive a pickup truck and/or van.
- Formal training or experience in the following areas preferred: carpentry, light plumbing, light electrical work, painting, refurbishing, and the Authority’s “Maintenance Test.”
- Willingness to pitch in and work in areas beyond repairs and maintenance, such as janitorial, custodial, gardening, and painting.
- Physical aspects of the job may require heavy lifting, bending, kneeling, stooping, climbing, balancing, and carrying.
- Demonstrate a neat, clean, and professional appearance.
Required Knowledge and Skills:
- Basic knowledge of plumbing, electrical systems, carpentry, appliance maintenance, and boilers.
